Your initial search criteria may evolve and we will work closely with you throughout the process to find your ideal property, be it your new home or investment property. Our team provide valuable insights and recommendations to help identify suitable areas that align with your requirements and budget. Being local Buyers Agents on the Northern Beaches, we understand the local suburb and area profiles and can advise you accordingly. Our research includes comprehensive evaluation of recent sales data, suburb profiles, council development applications and infrastructure projects.
3. Inspections and Shortlist:
We then embark on a thorough search for properties that closely match your brief. This search will cover on-market, pre-market, and off-market properties that are not publicly advertised. To access pre-market and off-market properties, our extensive network of agents located throughout the Northern Beaches allows us access to these exclusive properties. Each property is then personally inspected by our Buyers Agent before potentially presenting to you. You are most welcome to attend any inspections with us or you can simply leave the initial inspections to us. We will then present you with a shortlist of potential properties for further inspection. By using our services, you will have an advantage over many other buyers in your property search, staying one step ahead of the market.
4. Assessment and Due Diligence:
Once we have found a good match for a property that you would like to pursue, we will provide you with a comprehensive market analysis, providing a clear indication of the anticipated selling price. We will also identify any potential issues with the property that could affect the selling price. If required, we will coordinate experts to provide you with further information on the property, this could be an independent pest and building inspection, town planner insights, tree management services, builders or tradesman advice, rental appraisals or whatever is you need to ensure the property will be the best fit for you and provide you with peace of mind in making your purchase decision.
5. Negotiation on Price and Securing your New Property:
As experienced negotiators we will negotiate hard for the best price and terms to suit your needs in order to secure the property. This may involve a property purchase prior to auction or it may involve bidding at auction on your behalf. We then follow through in overseeing the exchange of contracts and lead up to settlement and the handover of keys to your new property.
